General Policies:

CHECK OUT TIME: Noon unless space is available for late departures and management is aware of situation. QUITE HOURS: 9:00 p.m. to 7:00 a.m. One of our goals at the Stockman Ranch RV Park is to help maintain a friendly, peaceful atmosphere. Please be courteous with noises, especially between 9:00 p.m. and 7:00 a.m.

RATES: Payment is entirely for services rendered under a HOST/GUEST arrangement. Minimum age to move in is 21 years old. Rent payments are due on or before the date due. An extra fee will be charged for four or more occupants. There is no Grace Period. Prices included electricity, water, and sewer.

RESERVATION DEPOSIT: A non-refundable deposit will be required for all reservations.

LATE FEES: Beginning the day after your due date, a late fee of $5.00 per day will be added and will continue until your rent is paid in full. If rent is not paid in full within 10 days of your “due date,” you will receive a Notice of Termination and the campsite must be vacated immediately.

CAMPSITES: Please keep sites clean, neat, and tidy. Clotheslines, outside storage, underneath RV storage, repair on RV or vehicle is not permitted. Grills on stands are allowed for cooking. Propane bottles only!!No propane tanks permitted. All trash must be placed in dumpsters provided at the park entrance not in campsite.

CONNECTION HOSES: Water hoses must be replaced if leaking. Septic hose must have a plastic connector to attach to our septic hookup. Insulate water hose and stand pipe against freezing during the winter months. Park is not responsible for damaged hoses.

CAMPSITE FROST-FREE HYDRANTS: When freezing temperature occur the frost free hydrants MUST be completely turned off. If Frost-free Hydrants bust due to water being left on the customer will be responsible for any repair cost.

TYPES OF RVs: RV must be less than 15 years old to be on the park. If an RV is a few years older than 15 years, looks really good and is in good shape, an exception may be given. Exceptions will be made at the decision of the Manager. A window A/C on the RV is not allowed. The Park reserves the right to refuse service to anyone.

ALCOHOL: Alcohol must be handled in a discrete manner at campsites.

This is a drug free RV Park. Any use or possession of illegal drugs WILL result in immediate removal from the park with no refund or monies and possible arrest. Zero Tolerance.

VEHICLES: “DO NOT DRIVE THROUGH OR PARK IN EMPTY CAMPSITES!” 7 mph speed limit. Two licensed and registered vehicles are allowed per site. Repairs, oils, and radiator draining are not permitted at any time. Vehicle washing is not permitted. Motor-driven cycles are to be driven quietly and ONLY to enter and exit the Park. Roads must be kept open.

PET RESTRICTIONS: Most of us like pets but they need to be kept under your control at ALL times and out of the yards of others. Do not let their barking disturb others. Clean up after your pets. Fences and cages are not allowed. Please do not tether your pet to a tree outside or leave them outside if you are not home. Park reserves the right to make final decisions for any animal. Rodent or reptile pets are not allowed—NO EXCEPTIONS! Pets must be on a 6 ft. max. Leash when outside on Park owner must be present with pet on leash at all times. Droppings must be picked up immediately. Pets are not allowed in building. Violators will be asked to leave immediately—without a refund. Immediate eviction will follow any animal bite or attack.

CHILDREN: Must be accompanied on Park by an adult. Parents are responsible for all damages caused by their children.

PERSONAL CONDUCT: Any type of public disturbance will not be tolerated. Disorderly, ill-mannered conduct, drunkenness will not be tolerated. A public domestic disturbance will immediately terminate the Service Agreement of the campsite which must be vacated immediately. If the Sheriff has to be called for any disturbance, the campsite must be vacated immediately—NO REFUND. All occupants and guest must comply with all federal, state & local laws and park rules.

PROHIBITED: Use of firearms is permitted on park. Fireworks or campfires are not permitted.

CREDIT/DEBIT CARD FEE: 4% Credit Card Processing Fee will be added to total when paying using a credit or debit card.

REFUNDS: No refunds or credit are available for early departures or undesirable weather conditions.

Waiver of Liability: Customer shall not hold Campground, Owners, Manager or any Agent of the Owners of Manager or any Employees of the Stockman Ranch RV Park liable for any or all claims, demands, costs and expenses, including reasonable attorney’s fees, arising from any and all damages or injuries caused by fire, water, wind, civil strife, accidents, theft, or acts of God. Physical damage and liability coverage is the full responsibility of owner/renter of the RV. Rental space remains under the control of the campground Manager. Services are provided under a Site Service Agreement. You are not under a landlord/tenant arrangement-Theft of Services applies.
